Phoenix Property Management has been in the property management business since 1980. We provide full management service, lease only service, and manage only service, catering to your particular needs. Full Service Property Management provides a 100% turn-key solution which includes the leasing and the management of the property through the period of the lease which typically stretches from a year to many years. Our team includes full-time experienced property managers, screening and showing agents, office scheduler, in-house service technicians where needed, and local vendors to support us and tenants as appropriate. Lease Only Service provides the leasing-contract of the tenant (property evaluation, pricing, marketing & advertising, showing & screening, contract & deposit, movein & moveout, inspection & repairs) while the owner would manage the property and the tenant. This scenario is ideal if the owner resides locally, has the desire and has the skill to manage tenants, has the available time, and has knowledge of the local and state law to enforce. The Managing Only Service has Phoenix managing the propertly and the enforcement of the lease when the owner has already obtained the tenant and the signed lease. This scenario works well if the owner is busy and has little time to manage throughout the lease and the owner lacks the skill and the local connection to support him/her in the event there is a repair or emergency. Renting is easy. Renting to a qualify tenant is much harder. In our qualification process, we take every measures to ensure the applicant is a qualify tenant. This means careful review of the candidate application, candidate direct and indirect references including the landlord, their credit and history and understanding the events and causes how it has improve or not improve since, tenant employments and history, and candidate financial affordability factor. All these contributes to our understanding of the applicant. We refrequent inspect our properties some monthly to yearly. Many have stayed with us for years and have come to understand our expectation. We seek more of these tenants. We provide a monthly report to our landlords to account for all the monies we have received on their behalf - this information is available online to owners 24/7. We aggressively market our properties and list them in the local Multiple Listing Service, Craigslist, Zillow,,,,,,, just to name a few.
