Please read the following terms and conditions prior to submitting your application:

  • All of our properties are non-smoking.
  • Application Fee: A complete application is necessary from each adult 18 years or older who intends to reside at the property. Each applicant must pay a $60.00 application fee. If you are applying with another person, please make sure to reference the other party. Do not repeat the dependents or pets on more than one application.
  • Verifiable Gross Income:  Gross monthly household income should be at least 3 times the monthly rent. If less, a double deposit or local cosigner may be considered. If all or some of the income is from a source other than employment, please provide documentation.
  • Employment:  Provide a pay stub that shows year to date income. If less than 6 months, include the last pay stub from the prior year.  Please provide 2 years of employment history. If you have a new job, send your offer letter showing your new income, and your prior employment pay stubs to show at least 6 months of income history. If self employed, provide a copy of the prior year tax return and the last 3 bank statements.
  • Credit:  Combined average score of 600 or higher. If less, a double deposit or local cosigner may be considered. Bankruptcies must be discharged.
  • Residency: Provide current and prior addresses plus landlord contact information.
  • No Sight Unseen Leases:  At least one applicant must physically view the residence before application will be processed. If this is impossible, each applicant will have to sign a form stating that it is impossible for them to view the property and they agree to take the property unseen and “as is”. This statement must be notarized.
  • Automatic Denial:  If you have been evicted, are delinquent in child support, have a collection balance from a previous landlord, committed felonies, are a registered sex offender, and/or a misrepresentation or inconsistency in application or supporting documentation.
  • Pets:  No pets under one year old. If the property accepts pets, please give a complete description of the pet (breed, age, size), a vet report showing that the pet has the proper inoculations, and email a photo of the pet to info@phoenixpropertync.com. You must sign a statement saying that your pet has not been trained to attack or bitten another person or animal. Your pet must be named in your renter’s insurance policy.
  • Move In: If the property is empty, your move-in should be within 30 days.
  • We will process all applications for consideration as to what we (in our sole discretion) deem the best applicant. In many cases, more than one applicant may be viable, however only one will eventually be approved. Because we represent the best interest of the rental property, we will accept the best application, which may not necessarily be the first application received. We follow up with all approved and back-up applicants until a lease is signed and funded.
  • After you complete the online application form,  you will be directed to a page where you can pay online via PayLease or you can drop-off cash, money order or cashier’s check at our office.
  • In addition to the application, we will also need the Employment and Rental Verification for each adult. Please download the forms, fill out and email to info@phoenixpropertync.com to complete your application.

Please note: Some of our properties do not accept pets. Even for those properties that do accept pets, we do not accept dogs that are on the insurance company's "dangerous dogs" list. (You will be asked to provide a picture of your dog later in the application process.) Application Agreement

I hereby authorize Phoenix Property Management and/or owner, to whom this offer is made, and credit bureau or other investigative agency employed by Phoenix Property Management, to investigate the reference herein listed, statements, or other data obtained from me or from any other person pertaining to my credit, financial responsibility and qualifications as a lessee. I hereby release all parties from all liability for any damage that may result from furnishing this information to Phoenix Property Management. I hereby acknowledge that the above information is correct to the best of my knowledge.

I understand that in the process of verifying information on my rental application, Phoenix Property Management and/or owner may be contacting my current landlord or mortgage holder for verification purposes. Once your application information is processed, we will contact the owner of the property to present your rental offer. The owner is authorized to receive copies of the information. Please allow sufficient time (usually 2 business days) for the owner to address your application. If your application is denied, we will notify you. Upon approval of your application, a lease will be drafted and arrangements for obtaining signatures will be made.

The property is available for the advertised lease term. If you request a lease term other than that advertised, the landlord may request additional rent or may deny your application.

The condition of the property is "AS IS" unless you specify work you want to be done as part of your rental offer. Please note that if you do not make your request in the space indicated below that you must request additional items in writing from the owner or his/her agent, and such items may possibly be denied.

All utilities are the responsibility of the tenant unless otherwise specified. Utility service in your name for the rental unit must commenceno later than your lease start date. Pets may be permitted on a conditional basis. Pets may be considered case by case with the owner's approval. There may be a non-refundable pet fee and/or deposit required for any pet(s) permitted and the carpets are to be professionally cleaned and deodorized at the end of the lease term or upon move out. All rental monies, including pet deposits/fees must be paid on or before the start date of the lease, regardless of whether you take possession at that time. All other terms of the North Carolina Rental Agreement apply, including that the tenant is liable for the full rental term specified in the lease.

If the tenant breaches the contract, the tenant is liable for:

  • 1) Any unpaid rents and any future lost rental monies due to vacancy
  • 2) Any fees incurred by the owner to re-let the property, including any fees to agencies used for assistance in re-letting the property
  • 3) Any costs necessary to clean/repair the property to it's original condition.

The North Carolina Rental Agreement requires that tenants maintain renter's insurance. Proof of insurance may be required by the owner. The tenant is not permitted to assign the lease to another party or sublet the property in whole or in part. Phoenix Property Management abides by the Fair Housing Laws of the State of North Carolina.
