What is Our Tenant Application Process

Tenants who have found the perfect house to live in must begin the application process. At Phoenix Property Management, we provide an online application which can be accessed through our website. There are a series of specific steps that need to be completed, and then you’ll pay an application fee.

Online Rental Application

Prospective tenant can visit rtp123.com to find the application. Once you’re on the site, click on the Rental tab and you’ll see the online application listed on the pull-down menu. Click on that, and fill out all the questions that are asked. After you have finished completing the application, you will be asked to pay an application fee. We charge $60 per person living in the property who is 18 years of age or older.

Rental Terms

There are a few things to keep in mind. First, all of the properties managed by Phoenix Realty are smoke-free. You may also have questions about your four-legged family members. Some properties permit pets, and some do not. Some properties allow pets but have weight restrictions. All of the homes we manage are subject to breed restrictions, and your pet will need to be approved, just like you.

Documentation and Approval

After you apply for a home on our website, the process isn’t finished yet. You will need to provide proof of income, employment verification and rental history. All of these factors are part of the process. After you have been approved for a property, you will need to pay a security deposit, rent and any pet fees. If you’re moving mid-month, you will pay a prorated rent for the days you live in the property. All rent cycles begin on first of the month.

Bring the funds that are due in the form of a cashier’s check or money order. Or, you can use one of the online methods of payment such as PayPal or PayLease. PayLease has a $2.95 fee and can be paid right out of a bank account. For a credit card payment, in addition to the $2.95 fee, there’s a 3 percent charge.

Moving In

When you’re ready to move in, you’ll need to provide us with proof of renter’s insurance for at least $300,000. This covers unexpected things that might happen to your home. You’ll also need to turn on your utilities. There will be a form in your lease package that lists contact numbers for the utility companies. Fill out your account numbers and get them to us before you move in. All utilities must be turned on before you move in.

Finally, we will schedule a time for taking possession of the property, and we will welcome you to your new home.
